Taiwan Real Estate Shorts Catch Up to Market as Rate Pressure and Weak Demand Persist

Taiwan’s real estate sector continues to contend withslower housing demand and higher financing costs. Weaker presales and tighter credit have further dampened sentiment in listed construction and property stocks. Despite an 18% TAIEX rally, S3 data shows real estate stocks under pressure and short interest climbing.

Short interest in Taiwan’s real estate sector has climbed from 2.8% to 4.4% of float year-to-date, bringing it in line with the market average, which has remained largely unchanged. Over the same period, sector constituent prices have declined 18% on average, representing the weakest performance across the Taiwanese market.

Information Technology dominates by notional short exposure NT $610B (~US $20 B) yet leads the market with +11% YTD gains. The scale and commitment to shorts in the face of the rally, in part, reflects the significance of hedge positions in the large market segment.

Taiwan Real Estate Shorts in Focus:

2520 TT (Kingdom Construction)

Kingdom remains the bellwether short vehicle for Taiwan’s listed property developers due to its liquidity and visibility.

Short Interest: Rose from 2% to 12% of float YTD.

Notional Short: NT$1.6 billion (~US $52 million).

Borrow Cost: Climbed from 2.8% to 11.5% annualized fee YTD.

5508 TT (Yungshin Construction & Development)

As a TPEx-listed small-cap, Yungshin’s short positioning accelerated from mid-year after regulators expanded SBL quotas and eligible securities.

Short Interest: Increased from 1.6% to 4.6% of float YTD.

Notional Short: NT$0.8 billion (~US $26 million).

Borrow Cost: Marginal increase YTD from 11% to 12% annualized fee.
