S3 Partners oversees the synergistic, interlocking relationship between its member companies, ensuring that each company not only has a core business, but they also have a core mission that lends itself directly to the overall mission of S3 Partners.
Our primary engine for creating the financial resources essential to achieving our mission is Alaris Development. Alaris is charged with the task of evaluating premiere properties for equity and financing opportunities. In the communal sense, we “partner” in these opportunities with investors who understand the potential of combining a variety of financing approaches with vibrant segments of the real estate development market. These segments include aging in place communities, retail and mixed-use developments. Alaris Leasing provides S3 Partners with a vehicle for providing outstanding leasing opportunities in these segments, while Perfection Homes oversees the purchase, management and sale of corporate residences maintained at various Alaris Development locations.
Some of our Alaris Development investors participate in portfolio management and fund diversification services offered by two other S3 Partners companies: Golden Crest Wealth Management and the Corinthian Hedge Fund, both wholly owned subsidiaries. Golden Crest, a Northern California wealth management firm with over 20 years of experience, manages investment portfolios and provides financial planning services for wealthy individuals, retirees, family-owned businesses, corporations, entrepreneurs, non-profits and institutions. The Corinthian Hedge Fund, an international hedge fund of hedge funds, utilizes our offshore entities as a platform for providing a series of investment options for aggressive, high-risk accredited investors. Corinthian acts as both a trading facility and an in-house broker.
To arrange commercially structured financing through banks and other lenders, S3 Partners utilizes another subsidiary, Living Stone Capital Partners. Living Stone Lending services the residential mortgages purchased by Perfection Homes, working with lenders in all 50 states. Living Stone Title provides services to Living Stone Capital Partners and Living Stone Lending, as well as the public in all 50 states.
Another S3 Partners entity, Still Waters Health Care Group, takes advantage of development opportunities within the specialized and aggressively growing Aging in Place market, a niche where we are working to fulfill the acute needs of our aging population. Still Waters offers a variety of care and living options for residents 55 and older. Three subsidiaries operate under the Still Waters banner: Still Waters Assisted Living; Still Waters Skilled Nursing; and Still Waters Ancillary Services.
